A: Our main areas are Didsbury, Chorlton, Withington, Salford, Traford, Fallowfield and City centre. However, the good news is that we are always looking for ways to expand, so if you have property in some other parts of Manchester, please contact us to see if we can help you!
Q: What areas of London do you take properties on?
A: Peckham and surroundings.
Q: What type and size of properties do you look for?
A: All types and sizes – but preferably houses with a minimum of 3 bedrooms and 2 reception rooms. Your property doesn’t even have to be in perfect condition. Additional features, such as gardens and parking, are desirable but not mandatory.
Q: How fast can you take a property on?
A: Once you have gotten in touch with us, we will come visit your property. If your property meets our criteria, we will make a fair offer, which will be based on the current market price, within 24 hours. The price we agree upon is the price we will continue to pay throughout, no matter of what happens to the market.
Q: Does the property need to be furnished?
A: It is good if your property is already furnished, but if this is not the case, we can sort this out. All furniture need to comply with fire and safety regulations, and it need to be of high standards to satisfy our customers. If this is not the case, or if you were previously renting to students and using low quality furniture, we will probably update this furniture to modern ones.
Q: What about a deposit?
A: We collect a deposit from our tenants and then we secure it in a Government Deposit Protection Scheme. This money is used for repairs if the tenant causes some damage to the property. Because of that, we do not pay an additional deposit directly to you. We will invest our money in refurbishing and cleaning your property, which means that you will get your property back in better shape than at the beginning of our tenancy.
Q: How will I receive my monthly rent payments?
A: You will receive your monthly rent payment each month, on the agreed date, directly to your bank account (standing order). We guarantee the full rent on the agreed date no matter what.
Q: What are your fees?
A: NONE. Zero. We do not charge you any fees! Our earning is the difference between what our tenants (or their employers) pay to us and what we pay you!
Q: My property needs a refurbishment, will you still take it over?
A: Absolutely! Even better, we will carry out a light refurbishment and decoration work at our own cost. If there is a lot of work needed, we will help you organize all of the work at a reduced cost.
Q: I have a couple of properties, will you take all of them?
A: No problem. We have found that landlords, once they are convinced of the quality and benefits of our service, will always give us their other properties for managing. We are more than happy to take over multiple properties.
Q: I have some friends who have properties, can you help them too?
A: Of course! We are always in need for new properties and we will even pay you a £500 referral bonus for every property that we take on. If you have a lot of friends, that can be a lot of money!
Q: What will be the condition of the property at the end of the tenancy?
A: At the end of our agreement, the property is usually in much better condition than what it would be if rented by a normal letting agent. The reason for this is because we will make slight refurbishments, maintenance repairs, and we will bring a cleaner each week or every other week at our own cost. In addition to this, we are dealing with working professional tenants who are responsible and who take good care of your property, as opposed to how students might treat your property.
Q: What about ongoing repairs?
A: We will pay for all maintenance and repairs caused by tenants, and you, as the landlord, are only responsible for constructional repairs. We can manage all these repairs for you.
Q: What about GAS and other certificates?
A: We can organize that on your behalf and meet the engineer. We will also ensure that everything is up to date and that all legislation is in place.
Q: Will I have to deal with the tenants?
A: No, we are now your professional tenant. We do all the work for you like advertising the property, dealing with tenants, organize viewings, phone calls, etc, so you can relax.
Q: What if one of your tenants damages something in the property?
A: If this happens, we will fix that immediately and we will cover the cost. We will then charge our tenant or his employer.
Q: What if one of the tenants is not paying?
A: This is our problem, not yours. You will always get your full rent as promised because we will cover the cost.
Q: What about insurance?
A: The owner of the property is always responsible for building insurance and we can help you sort this out.
Q: What happens next once we sign a contract?
A: After signing the contract, we will take over the property on the agreed date. We will usually need a couple of weeks to decorate, clean and refurbish the property, and make viewings with potential tenants. You can completely relax and forget about the property, or if you want, you are free to do quarterly inspections. You will get your rent each month via standing order and we will update you with anything that needs to be done. You will be released from all the hassle of being a landlord. There will be no more tenant issues or missing rents – just peace of mind and guaranteed rent.
